Reasonable accommodations for service animals and emotional support animals will be considered in accordance with applicable fair housing laws. Maintenance responsibilities: Landlord is responsible for all appliance, plumbing, and structural maintenance. Tenant is responsible for routine upkeep and reporting issues promptly. Tenant Screening Disclosure (as required under RCW 59.18.257): To be considered for the rental, all adult applicants must submit a complete application and meet the following minimum screening criteria. To evaluate your application, we will access: a credit report, rental/eviction history, criminal history, income and employment verification, and government-issued identification. Income Applicants must demonstrate gross monthly income of at least 3 times the monthly rent ($11,400/month), using lawful and verifiable sources of income. Income from all lawful sources will be considered in accordance with applicable Seattle requirements. For applicants whose income is based on temporary employment, contract work, or other non-traditional income, documentation sufficient to verify the amount and duration of the income will be required. 2. Credit Each adult applicant must have a minimum credit score of 680. 3. Rental history Applicants with prior rental history must provide sufficient information to verify their current and/or most recent housing history. Material unresolved rental debt, unpaid rent, or documented material property damage may result in denial, consistent with applicable law. 4. Identity and documentation Each adult occupant must: * Submit a completed application; * Provide government-issued identification; * Provide required income and employment/income verification; * Provide current and prior address information; and * Authorize the required tenant screening. 5. Occupancy All adult occupants must be identified on the application and, if approved, named in the rental agreement. Maximum occupancy is 4 persons, subject to applicable law. 6. Lease requirements The approved applicant(s) must execute the rental agreement and provide the required move-in funds within the time period specified in the rental offer. Applications will be processed in accordance with Seattle's First-in-Time requirements and applicable federal, state, and local fair-housing laws.
