Low-Friction Screening Criteria
Income: Household gross income must be 3x rent. We accept signed Residency Contracts, Fellowship Letters, or Employment Offers as stand-alone proof. Roommate incomes may be combined.
Financials: Minimum 700 FICO score for at least one primary applicant. Clean report with no active collections, late housing payments, evictions, or open bankruptcies.
Move-In: Security deposit and cleaning fee combined will not exceed one month's rent.
First-In-Time: Applications are processed in the order received. The first complete application meeting these criteria will be offered the unit.
All-Inclusive Living: Rent includes Water, Electric, Trash, and Gigabit Wi-Fi. Free on-premises parking included.
