Lease Details: 12-month fixed-term lease Available: Now (flexible start date negotiable) Monthly rent: $4,200 Security deposit: Equal to one month's rent Renter's insurance required prior to move-in No smoking or vaping indoors Pets: Non-aggressive pets welcome on a case-by-case basis, preferably under 40 lbs. Pet deposit and/or pet rent may apply. Pets may not be left unattended in yard. Note: Service and companion animals are welcome per WA law, no pet deposit or fees apply. RENTAL CRITERIA (Required by RCW 59.18.257): To be considered for tenancy, applicants must meet the following criteria. All applicants 18+ residing in the unit must apply. Income: Gross monthly income of at least $10,500/month (2.5x rent) from any valid source. All sources of income considered per RCW 59.18.255, including employment, self-employment, Social Security, disability, housing vouchers, and other lawful income. Proof of income required (recent pay stubs, tax returns, or documentation of income source). Credit: Positive credit history. No open bankruptcies, no recent evictions, no unpaid collections to landlords or utilities. Rental history: Positive references from prior landlords. No evictions or material lease violations in the past 5 years. Criminal history: Considered on a case-by-case basis per WA law (RCW 59.18.570). Portable Tenant Screening Reports: Accepted. Photo ID required for all adult applicants. Landlord will conduct background/credit checks through a third-party screening service. Applicants will be notified of any adverse action.
