Residents enter through the home and use interior stairs to reach the suite. There is no elevator or separate exterior entrance. The route to the suite includes multiple flights of hardwood stairs. The suite also has a private balcony. Prospective residents should consider whether these features are appropriate for their household and accessibility needs. Our resident Boxer, Theo, may occasionally greet residents in the shared areas. Parking A Zone 8 residential parking permit is included with the lease. There is no dedicated on-property parking included with the suite. Street parking is generally easier to find during evenings and weekends. During weekday business hours, parking may require a longer walk. If available, one attached garage space may be rented separately. Pets One well-behaved dog may be considered with landlord screening and written approval. Approved pets require: A refundable pet-damage deposit Monthly pet rent Current vaccinations Compatibility with our resident Boxer, Theo A small aquarium may also be permitted with approval. Service animals and other legally recognized assistance animals are handled in accordance with applicable fair-housing requirements and are not subject to pet rent or pet deposits. Occupancy Maximum occupancy is two residents. All adult residents must complete the application process and be named in the lease as required. Smoking Smoking and vaping are not permitted anywhere on the property. Safety & Security Chelsea Suite includes: Monitored alarm system Smart locks Smart smoke and carbon-monoxide alarms Fire extinguisher Exterior door and window sensors Security cameras monitor exterior entrances and shared hallways on floors 1 3. There are no security cameras inside Chelsea Suite. The suite's alarm monitoring may be disabled at the resident's request. Neighborhood Sound The townhome is well insulated from ordinary neighborhood noise. Because it is adjacent to a city park, occasional community events or small concerts may be audible. Seattle's Fourth of July and New Year's Eve fireworks can also be heard and viewed from the suite's private balcony. Applicant Screening Criteria Complete applications will be processed in accordance with applicable Seattle rental laws and published screening criteria. Income Applicants must demonstrate combined gross monthly household income equal to at least 2.5 times the applicant-paid monthly rent. All lawful, verifiable sources of income will be considered, including employment income, self-employment income, retirement income, Social Security, disability benefits, housing assistance, and other lawful income. When a housing subsidy applies, qualification will be based on the portion of rent the household is responsible for paying. Credit Each applicant who will be financially responsible for the lease must ordinarily have a credit score of at least 650. Applicants without a conventional or scorable credit history may qualify through alternative documentation, such as verifiable on-time housing payments or a qualified guarantor. Guarantors A guarantor must ordinarily demonstrate: Minimum credit score of 700 Gross monthly income equal to at least 4 times the monthly rent Willingness to sign the required guaranty agreement Rental History Applicants must provide sufficient information to verify recent housing history when available. Screening may consider: Verifiable payment history Outstanding rental debt Material lease violations documented by a prior housing provider Eviction judgments to the extent permitted by applicable law Application Documentation Applicants should be prepared to provide: Completed rental application for each adult applicant Government-issued identification or another legally acceptable identity-verification document Documentation of all income relied upon for qualification Recent housing-provider contact information, when available Written authorization for lawful tenant screening Guarantor documentation, when applicable Reasonable accommodations are available as required by applicable law.
