Well Water & Septic System Use (Tenant Responsibilities) Well Water System: The property uses a well water system, which requires responsible and conservative use. Tenant must familiarize themselves with how the system works, including pressure tank behavior, filtration, and any usage limitations. Overuse, misuse, or failure to report issues that result in damage to the well pump, pressure tank, or filtration system will be tenant responsible. Septic System: The home operates on a septic system, which requires proper use at all times. Only septic safe toilet paper may be flushed. No wipes, even those labeled "flushable," no feminine products, no paper towels, and no chemicals may enter the system. Grease, oils, food scraps, and harsh cleaners must not be put down drains. Any damage, backups, or required pumping caused by misuse, improper flushing, or negligence will be tenant responsible. No parking on grass or landscaped areas. Boats, trailers, and commercial vehicles require prior written approval and subject to county permission. Pet Policy: Pets allowed only with prior approval. Replace batteries in smart locks, smoke detectors, and remotes etc. as needed. Maintain general cleanliness and report issues promptly. Prevent moisture buildup by using ventilation and keeping humidity under control. Owner Responsibilities: Owner handles major repairs, appliance failures, and structural issues. Yard Maintenance: Yard maintenance can be negotiated. Any tenant performed yard and lanscaping changes work must meet community standards and owner approval.
