Lease terms

No pets or animals of any kind are permitted on or in the rental property without the prior written consent of the Landlord. Smoking is strictly prohibited inside the rental property, including the house, garage, and any other enclosed structures on the premises. Utilities:Tenant(s) are responsible for placing all utilities serving the property in their name and for paying all utility charges associated with the property during the entire term of the lease. This includes, but is not limited to, electricity, natural gas, water, trash service, and any other utilities or services provided to the property. Yard and Exterior Maintenance:Tenant(s) are responsible for maintaining the yard and grounds in a neat and reasonably well-maintained condition throughout the lease term. This includes regularly mowing and trimming the lawn, removing grass clippings and yard debris, and keeping the property free of excessive weeds and overgrowth. Tenant(s) are also responsible for promptly removing and properly disposing of ordinary limbs, branches, and other natural debris that fall into the yard or onto the grounds, provided such debris can be safely handled using ordinary household tools. Gutter Cleaning:Tenant(s) are responsible for keeping the property's gutters and downspouts reasonably clean and free of leaves, sticks, and other ordinary debris and for notifying the Landlord of any gutter or drainage problems that require repair. HVAC Air Filters:Tenant(s) are responsible for regularly inspecting and replacing HVAC/air-conditioning and heating system air filters as needed and for using properly sized replacement filters. Filters shall be replaced frequently enough to maintain proper airflow and normal operation of the HVAC system. Routine and Simple Maintenance:Tenant(s) are responsible for ordinary, routine, and minor maintenance associated with the proper care and upkeep of the property, including replacing standard light bulbs, batteries in smoke detectors and other tenant-accessible devices, HVAC air filters, and other inexpensive consumable items normally considered routine household maintenance. Tenant(s) shall promptly notify the Landlord of any leaks, plumbing problems, electrical problems, HVAC issues, structural concerns, or other conditions requiring professional repair. Tenant(s) shall not make alterations, repairs, or modifications to the property or its systems without the Landlord's prior written consent. Tenant(s) shall be responsible for any damage to the property caused by the Tenant(s), their guests, or occupants through negligence, misuse, abuse, or failure to properly maintain the property as required by this lease. The Landlord remains responsible for major repairs and maintenance that are not caused by the negligence, misuse, or failure to perform the Tenant's responsibilities under this agreement. Failure to perform the responsibilities described in this section may constitute a violation of the lease and may result in the Landlord exercising any remedies available under the lease and applicable law.
