Rent & Security: Monthly rent is $2,600 with a $3,000 security deposit. Available for move-in starting July 2026. Street parking only. Each applicant (18+) must submit a separate application, have a minimum credit score of 670, and verify a gross monthly income of at least $5,200. If a guarantor/cosigner is required to qualify, each individual guarantor must have a minimum credit score of 670 and verify a gross monthly income of at least 5 to 6 times the monthly rent. Each tenant and guarantor is jointly and severally liable for all lease obligations, including the full amount of rent and any damages. Utilities & Insurance: This unit is on a shared meter with the other side of the duplex. The landlord pays initial bills, and tenants provide reimbursement: electricity is split by square footage (30% for this unit), while water, sewage, and refuse are split by occupant count. Tenants are responsible for their own Wi-Fi (AT&T fiber available). Renters insurance with $100,000 minimum liability is required before lease signing, naming the Landlord and Guarantors as "Additional Interested Parties." Pets: One well-behaved pet (2+ years old) may be considered on a case-by-case basis with a refundable pet deposit and proof of pet liability insurance. All pets must have a clean bite/behavior history and up-to-date vaccinations. Monthly pet fees are: $35 for dog 25 lbs and under, $50 for dog 25 lbs and over, $30 for cat, $15 for terrarium (max 20 gallons), and $10 per cage for rodent. No fish tanks or birds are permitted. Assistance animals (Service/ESA) are exempt from all pet fees/deposits per Fair Housing laws. Additional Information: Smoking is prohibited on the entire property. A $20 monthly landscaping fee applies if you opt for landlord maintenance; otherwise, tenants are responsible for yard upkeep per the lease guide.
