- there is an ADU on site. owner lives abroad but will be there approximately 1 week per quarter (to see family) - they are respectful of the tenant privacy but likely tenant will see owner coming/going at some point.

Lease is 12 months, open to shorter or longer terms. No smokers, no co-signers. Will consider 1 dog with additional deposit + pet rent. This is a quiet neighborhood with quiet neighbors on each side...so any dog needs to be well-socialized (not barking:)) We will keep the utilities in our name, as we need access to wifi/ electric when we visit. - Utilities (water, sewer, garbage) range from $150-$200 per month - Electric is a flat fee of $80/month (we have solar, so this covers use of the solar panels) - Gas depends on how much heating you use - typically no more than $100/month during the winter. - Wifi is through ATT and is a flat fee of $90/month We have a garden that is maintained by a gardener. There are lemon, lime, passion fruit, elderberry and fijoa trees on site.
