Lease Terms Rent: $6,500 per month Security Deposit: Equal to one month's rent, subject to California law. Lease Term: Minimum 12-month lease required. Tenant responsible for all utilities, including PG&E, water, garbage, internet/cable, and pool/spa service and maintenance. Tenant shall maintain the pool and spa in good working order throughout the tenancy and provide proof of professional service upon request. Professional landscaping service provided by landlord. Pool and spa included. Tenant agrees to comply with all applicable safety requirements and acknowledges responsibility for the proper use and maintenance of these amenities during the lease term. No smoking permitted anywhere on the property. Pets considered on a case-by-case basis, subject to landlord approval. Additional pet deposit and/or pet rent may apply. Breed, size, and quantity restrictions may apply in accordance with applicable law. Renters insurance required prior to move-in and throughout the tenancy, with a minimum of $500,000 in personal liability coverage. Combined gross monthly household income should be at least three (3) times the monthly rent.
