Lease terms

Lease term: 12 months. Owner pays water. Tenant pays gas and electricity. Tenant is responsible for establishing utility accounts in their name before move-in and maintaining them throughout the tenancy. Rent is due on the 1st of each month. Only the tenants named in the lease may reside in the premises. Additional occupants require the landlord's prior written approval, subject to applicable law. Tenant may not sublease, assign, license, or otherwise transfer possession of the premises, in whole or in part, without the landlord's prior written consent, except as otherwise required by law. Short-term rentals and vacation rentals are prohibited. No smoking or vaping of tobacco, cannabis, or other substances is permitted anywhere inside the premises or in any area where prohibited by the HOA. Tenant agrees to comply with all applicable HOA CC&Rs, rules, regulations, parking requirements, move-in/move-out procedures, and other governing documents provided to Tenant. Tenant may not paint, install fixtures, mount permanent hardware, alter walls, flooring, cabinetry, plumbing, electrical systems, or otherwise modify the premises without prior written consent. Tenant agrees to promptly report water leaks, plumbing problems, electrical problems, appliance failures, mold/moisture, broken windows/doors, and anything that could cause further property damage. Parking space #6A is included with the tenancy. Tenant may not use other HOA parking spaces or common areas for storage. Tenant agrees to comply with HOA noise rules and prohibiting unreasonable disturbance of neighbors.
