Looking for a responsible, honest, financially stable tenant,with no eviction. Must show 2.5 times of verifiable rent income. Credit score above 680, stable employment. Current & previous domestic rental history & references. No subleasing (roommates). Every occupant must be on the lease with their contact information ALL TENANTS OVER 18 MUST SUBMIT AN APPLICATION*Rental Insurance must be active yearly *Tenants are responsible for security deposit of $3800 * MUST have a landlord reference letter and an employer reference letter. * Late fee is $135 per occurrence *Rent is due on the 27th of each month *This property can NOT be used as a business. *Tenant are responsible for ALL UTILITIES , up keep on low maintenance landscaping with a pear tree! This home does not offer AC but offers central heating. *small pet only, 50lbs max.. No more than 2 dogs maximum. Each dog requires a nonrefundable deposit $250 and $100 monthly per pet. *Tenant agrees to occupy the premises and shall keep same in good condition, reasonable wear and tear excepted, and shall not make any alterations, including changing or adding locks, without the written consent of the Landlord. Tenant further agrees to notify Landlord immediately if any repairs are necessary. *This lease is a 1 year lease and doesn't renew automatically. At the end of your lease we can discuss termination or reinstatement. (at 90 day mark) * Quaterly inspection will happen with an 12hour notification *No drugs or smoking including ( E- cigarettes) Please note that this is a smoke-free/drug free environment. If any smoking/drugs are detected either within the home or in the common areas of the property. We will have to forfeited our agreement. No excessive noise or loud music. * If any of these rules are not abided to, will terminate agrement and tentant will be responsible for all legal fees. *If any term of this Agreement is to any extent invalid, illegal, or incapable of being enforced, such term shall be excluded to the extent of such invalidity, illegality, or unenforceability; all other terms hereof shall remain in full force and effect.
