Lease terms

No smoking allowed anywhere in the property. All hardware/furniture in shared space and curtains/curtain rods in room must be returned in the same condition at the end of the lease as provided at the start. Lease for 6 month minimum with opportunity to renew at month to month rate after 6 months. Lease options 3,6,11 month also available. Must give 45 days notice before moving out. If leaving with shorter notice, two months rent will need to be paid to avoid legal action. Lease term must be honored. If vacating before the lease expires , two months rent along with the security deposit will be lost by the tenant. Tenant must have a renters insurance for unforeseen circumstances with upto $300000 in liability coverage. (Some vendors offer a cheap renters insurance of $5 per month) Must not add any items to shared space and use the designated space for all appliances and personal belongings. The shared bath has a smart toilet. Any damage to the toilet will be paid by the tenant. Any routine maintenance will be covered by the landlord. Any damages to the property or items in shared space which show signs of misuse will be paid by the tenant. Must not create holes in the walls. When vacating, must remove and clean the apartment to the initial state and have an inspection before move out. Parking is available on the street. There is one spot in the parking area for residents which may be secured by paying $200 per month. It is currently occupied by the other resident in the unit. General maintenance like shared space lighting will be taken care of by the landlord. The tenant is responsible for cleaning of their room.
