Thank you for your interest in renting this property. The following policies are intended to help maintain the home, comply with community regulations, and provide a pleasant living environment for all residents. LEASE TERMS * Minimum lease term: 9 months * Occupancy is limited to the individuals approved by the owner and listed on the lease. * Any additional occupants or long-term guests must receive the owner's prior written approval. UTILITIES The following utilities are included in the rent: * Water * Trash collection * Recycling service The resident is responsible for establishing and paying for all other utilities and services, including but not limited to: * Electricity * Internet/Wi-Fi * Cable or streaming services * Telephone service (if desired) COMMUNITY RULES Residents and their guests must comply with all applicable HOA rules, regulations, and community policies throughout the lease term. NOISE AND CONDUCT * Parties, large gatherings, and events are not permitted. * Residents and their guests must avoid excessive noise at all times and observe community quiet hours from **10:00 PM to 8:00 AM**. * Residents are responsible for the conduct of all guests while they are on the property. OCCUPANCY * Only individuals listed on the lease may reside at the property. * Extended stays by guests that create an unauthorized occupancy are prohibited without prior written approval from the owner. * Residents are responsible for ensuring that all guests comply with these policies and applicable HOA rules. HOA VIOLATIONS Residents are responsible for any HOA fines, parking violations, or other charges resulting from their actions or the actions of their guests. SMOKING * Smoking and vaping are prohibited inside the condo and on the patio or balcony. * smoking is permitted within designated community areas and residents must comply with all HOA rules regarding those areas. PETS * No pets or animals are permitted without the owner's prior written approval. * Any approved pets must comply with all HOA rules and applicable pet policies. MAINTENANCE AND REPAIRS Residents agree to: * Promptly report maintenance issues, plumbing leaks, appliance malfunctions, or property damage. * Take reasonable steps to prevent additional damage until repairs can be completed. * Notify the owner immediately of any condition that could affect the safety of the property. PROPERTY CARE Residents are expected to: * Keep the property in a clean, safe, and sanitary condition. * Properly dispose of household trash and recycling. * Use appliances, plumbing fixtures, and other property features in a reasonable manner. PLUMBING To help prevent plumbing problems: * Flush only toilet paper. * Do not flush wipes (including those labeled "flushable"), paper towels, feminine hygiene products, or other materials. * Do not pour grease, oil, or food waste down sinks. GARBAGE DISPOSAL The garbage disposal should be used sparingly. Please avoid placing grease, bones, fibrous foods, coffee grounds, pasta, rice, or other hard materials into the disposal. PROPERTY INSPECTIONS The owner may conduct periodic property inspections during the lease term with notice as required by applicable law. These inspections are intended to verify the property's condition and identify maintenance issues before they become more serious. SECURITY The HOA has onsite security to help protect the safety of the residents. However, residents should: * Lock all doors and windows whenever the property is unattended. * Safeguard all keys, parking passes, and community access devices. Residents are responsible for replacement costs associated with lost community-issued items, including: * Amenity key: 200 replacement fee** (or the actual amount charged by the HOA). * Parking pass: 50 replacement fee per pass** (or the actual amount charged by the HOA). PARKING The lease includes: * One covered carport parking space. * Two community parking passes. Residents and guests must comply with all community parking regulations. COMMUNITY AREAS Residents may use community amenities in accordance with HOA rules, including: * Swimming pools * Fitness center * Tennis courts * Dog park Access to amenities may be modified or suspended without notice. LAUNDRY An on-site community laundry facility is available for resident use. Laundry facilities are not located inside the condo. Machines are operated on a pay-per-use basis. PROPERTY CONDITION * This property is rented **unfurnished**. * Residents are responsible for supplying their own furniture, bedding, linens, towels, kitchenware, and other personal household items unless otherwise specified in the lease. MOVE OUT At the end of the lease, residents are expected to: * Remove all personal belongings. * Return all keys, parking passes, and community access devices. * Leave the property in clean condition, reasonable wear and tear excepted. The resident is responsible for any damages beyond normal wear and tear, excessive cleaning required after move-out, missing community access items, unpaid HOA fines attributable to the resident, or other charges permitted under the lease and applicable law.
