Lease terms

Fees: Rental Application & Screening Fee: $45 per tenant (age 18+) who will occupy the home. The application collects housing history, employment, and income. The screening report includes credit, criminal, and eviction history. This is a soft credit pull and will not affect credit scores. Cleaning Fee: $375 Security Deposit: $1,500 (refundable, subject to lease terms) Pet Fees: $0 with approved pets; tenant is responsible for any pet-related damage. Renters Insurance: Required. Tenant must maintain renters insurance with minimum liability coverage of $100,000. Proof must be provided prior to move-in. Policies start at $20 $35/month through the rental portal. Property Rules: Non-smoking property: Smoking is prohibited inside the home. Parties & Group Gatherings: Prohibited unless approved in writing by the landlord. Mail: Guests do not have access to the property mailbox. Please arrange a PO Box or alternative service if you need USPS mail delivery. Bills Included: Utilities, internet, and lawn service are included in the rent. Minimum Stay: 30 days. Damages & Lost Items: Tenant/guarantor is responsible for any damage caused by themselves, their guests, or pets. Lost Pool Remotes/Tags: $250 fee deducted from the security deposit if items are not returned in good condition. Cancellation & Move-Out: Tenants must provide 30 days' written notice via email prior to moving out, whether at the end of the lease term or for early termination. Payments: Rent is paid through Turbo Tenant app via debit card, credit card, or ACH.
