Lease will be minimum of 6months and maximum of 12 months in length with consideration for extension/renewal. Renters insurance will be required upon move in and must remain active and up to date. ABSOLUTELY NO SMOKING!! This will be a deal breaker and cause for eviction. All pets are allowed, no restrictions, however renter must be a responsible pet owner and do all that is needed to maintain the life of the home. Ex; dogs should be crated or kept in the yard if renter is not present, to prevent damages. Pets must be house trained. There will be a pet deposit of $100 for up to 2 pets. Anything more will be $30/pet with no more than 4 pets allowed. Utilities will be placed in renters name and must be kept in good standing. House is shown with staged furniture/ however will be empty for renters furniture with the exception of the kitchen appliances (stove, microwave and dish washer). Quiet hours are from 10pm-7am weekdays and 12pm-7am weekend. Please remain respectful of the neighbors. Renters will be responsible for cleanliness and upkeep of the home. Owners will be allowed to drop in for inspections with a written notice no less than 6 hours prior to, unless cause for emergency, to which notice is not required. If a major repair is needed, or there is an emergency, it is the responsibility of the renter to notify the owner immediately. If renter fails to report, the renter may be held liable for damages. Pest control will be at renters discretion, If an infestation occurs, the renter will be responsible for the pest control bill to eliminate the issue. There will be a background screening for the application.
