Application Requirements Income Requirements: Monthly net household income must be at least 2.5x the rent Verifiable income via: o 4 most recent paystubs o OR 2 years of personal tax returns (top 2 pages only) o OR W-2 o OR bank statements / bank reserves o OR a link to your bank account or payroll provider Rental History: Proof of 3 years of positive rental history with landlord contact info No evictions, unpaid balances, or late payments Mortgage records can also be used Credit & Background: Credit report within the last 30 days Minimum credit score required (specify score if known) Positive credit history: no judgments, collections, or bankruptcies Financial Reserves: Must have 4x the rent saved in the bank (for 5 months) Identification: Provide enlarged scans of any 2 of the following: Current and valid driver's license Photo ID card Current passport ________________________________________ Fees $80 application fee, collected after your application is complete with all required documentation ________________________________________ Final Notes If you have any difficulties providing the requested information, please reach out we're happy to work with you to see what we can do. Thank you! Lease Terms Lease Term: Initial 10-month lease, followed by a month-to-month tenancy upon expiration, subject to the terms of the rental agreement. No Smoking: Smoking of any kind is strictly prohibited anywhere inside the property. This includes, but is not limited to, cigarettes, cigars, pipes, marijuana, vaping, e-cigarettes, and any other smoking devices. Pets: One cat or one dog may be considered with landlord approval. An additional pet deposit and monthly pet rent will apply. Included Appliances: Stove and refrigerator are provided. Climate Control: Central heating and air conditioning. Air Filter Maintenance: The renter is responsible for inspecting and replacing the HVAC air filter as needed during the tenancy to help maintain proper system performance.
