Lease terms

Water, sewer, garbage and wi-fi are included with property and will require written acknowledgement of sewer and well practices. Tenant is responsible for electrical billed monthly around the 20th of the month. Refundable security deposit of $2000 and first months rent due at signing. Security deposit may be utilized if pet damage exceeds the pet deposit. Last months rent may be paid in 3 monthly installments. Dogs are by approval only (40lbs or less) and no more than 2 dogs allowed. No cats, birds, reptiles or aquariums. There will be a $200 non refundable pet fee per pet and a $500 refundable pet deposit upon approval. Pet fees will be due at signing and the refundable pet deposit may be paid in 3 monthly installments. Rental Critiria: All occupants 18 years and older must be screened, approved and be signed on the lease. False or incomplete information may constitute grounds for rejection of the application. Twelve months verifiable employment, combined income must be 3 times the actual lease rent, Twelve months verifiable positive rental history or home ownership. (Denial is automatic if you have a collection for a previous residence and/or have an eviction on your record.), Credit score must be 650 or better per applicant. Legally verifiable Photo ID must be presented before signing. Only qualifying applicants will receive a scheduled viewing.
