UTILITIES & HOA POLICY: Owner Pays: Water, sewer, and trash removal are included in the rent. Tenant Pays: Gas and electricity (significantly lowered by solar). HOA Rules: The home is located within a community governed by an HOA. The renter must comply with all community HOA rules and regulations. Any HOA fines resulting from tenant violations will be the sole financial responsibility of the tenant. PROPERTY POLICIES: Yard Maintenance: The tenant is strictly responsible for regular yard care, including mowing and maintaining the grass backyard to community and HOA standards. Pets: Strictly no pets allowed. Smoking: 100% smoke-free and vape-free property (includes interior, garage, driveway, and yard). Subleasing: Subleasing, room rentals, or short-term vacation rentals (like Airbnb) are strictly prohibited. Insurance: Renters insurance with a minimum of $100,000 in liability coverage is required prior to move-in. MINIMUM LEASE TERMS & DEPOSIT: Monthly Rent: $3,100 Security Deposit: $3,100 (Due in full upon lease signing via certified funds to secure the property). Deposit Terms: The security deposit cannot be used as the last month's rent. The deposit is fully refundable at lease termination, minus any lawful deductions for property damage beyond normal wear and tear, or unpaid rent/utilities, returned within 21 days of move-out per California law. Lease Duration: 1-year lease minimum. Max Occupancy: Standard occupancy guidelines apply. Screening Portal: All official applications, credit reports, and background screenings are processed securely through our 3rd-party platform, TurboTenant.
