Lawn and Irrigation Maintenance. Tenant shall be responsible for routine lawn care during the lease term, including watering the grass and landscaping as needed to maintain the lawn in healthy condition and to prevent browning, dying grass, code violations, or HOA violations. Tenant shall operate the irrigation/sprinkler system, in accordance with local watering restrictions and any HOA rules. Tenant shall promptly notify Landlord of any sprinkler, irrigation, drainage, pest, fungus, or lawn disease issue that may affect the condition of the yard. Tenant shall not alter the irrigation system, landscaping, sod, trees, shrubs, or plants without Landlord's prior written consent. Tenant shall be responsible for any lawn damage caused by failure to water, misuse of the irrigation system, neglect, or violation of this section, excluding damage caused by system malfunction, drought restrictions, acts of nature, or conditions outside Tenant's control. Tenant is responsible for the cost of water used for normal lawn irrigation unless otherwise stated in this Agreement. Lawn Maintenance Responsibilities. Landlord will provide professional lawn service for routine mowing, edging, trimming, and blowing of the lawn. This service does not relieve Tenant of responsibility for watering the grass and landscaping, maintaining proper use of the irrigation system, following applicable watering restrictions, and keeping the yard free from trash, pet waste, toys, furniture, or other items that may interfere with lawn maintenance. Tenant shall be responsible for any damage, HOA fines, code violations, or deterioration of the lawn caused by Tenant's failure to water, misuse of the irrigation system, obstruction of lawn service access, or neglect.
