Potential tenants are asked to run a credit and background check. All adult occupants over 18yrs. of age are asked to be listed on the rental application. A non-refundable $45 for each adult will be required. The following criteria will be considered for screening requirements: 675+ Credit score Clean background Clean rental history/No Evictions Past 2 years of rental references Verifiable monthly income of 3 times the rent amount Proof of renter's insurance is required (typical cost under $20/month) Initial security deposit equal to 1 month's rent 12 month minimum lease 1st month rent and security deposit due at signing Small dog may be considered at the owner's discretion NO smoking on premises (Inside or Outside) Tenant is responsible for maintenance of property and utilities (internet, gas, electricity, and water) Owner pays for HOA community fees, trash/sewage, solar, limited gardener service, and a $50 water bill credit Photos and information of this property are deemed reliable and accurate.
