Lease Term 12 month minimum lease. Preference given to long term tenants who plan to renew. Upgrades After First Year The landlord aims to build a long term tenancy where the home can grow with the tenant. After 12 months of successful occupancy, optional upgrades such as appliances, fixtures, or cosmetic improvements may be offered for an additional monthly amount. Utilities Tenant is responsible for all utilities, including electric, water/sewer, trash, and internet. Utilities must be in the Tenant's name prior to occupancy. Tenant must keep all utilities active for the full duration of the lease. Maintenance Responsibilities Tenant is responsible for routine maintenance and consumables, including HVAC filters, light bulbs, batteries, smoke detector batteries, and yard waste removal. Tenant must report leaks, pests, or safety issues within 24 hours. Lawn Care Lawn care service available for an additional $100/month. Otherwise, tenant is responsible for mowing, edging, leaf removal, and general yard upkeep. Pet Policy Up to 2 pets allowed with prior written approval. Breed and size restrictions may apply. Tenant is responsible for all pet related damage, including floors and yard. Smoking Policy No smoking or vaping of any kind inside the home. Insurance Tenant must maintain renters insurance with a minimum of $100,000 liability coverage. Business Use Home based business activities allowed only with prior written approval and must comply with local laws.
