Location: - Located in Richmond North & East, two blocks west of San Pablo, about a mile north of the El Cerrito border Move-in cost: - $4700 (one month's rent plus 2350 deposit) Basic house facts: - Total 750 aq ft with an attached single garage. - Large back yard with a lawn and a patio. - Has a washer and dryer in the attached garage - Heating is from a gas wall furnace; there is no a/c (and not needed) - Bathroom is nice, was gutted and redone in 2015 - Kitchen is plain but has some updates; note there is no dishwasher - All the plumbing is new - Windows are new, except for the two single-pane windows in the kitchen - Has original hardwood floors which are very worn, but still attractive - Kitchen floor is crappy vinyl Transit options nearby: - Bus 72/72L stop is two blocks away at Garvin and San Pablo - EC del Norte BART station is 30 min walk, or 5 minutes on the 72L - If you work in SF, the Richmond ferry is a great option (the terminal is 4 miles away, has bike lockers and free daily parking) What's around: The neighborhood is not hip or fancy, but overall I have found it to be a very congenial place to live, and I always enjoy coming down to do maintenance, check in with the neighbors, and get my favorite quesabirria at El Tucan. It's suburban enough to be quiet at night, but still easy walking distance to some nice urban amenities (Catahoula coffee, Tacos el Tucan, The Factory bar, Tommy's Burger, Rose & Mike's mini mart, a new Thai restaurant I haven't tried...). Everyone who's rented it has been happy living here. (Though I should mention that all my tenants have been single professionals without kids; could be a different story if you have to deal with Richmond schools.) I've owned this house since 2013, but have only lived here myself for a short time (I live in Sonoma county now). This is my only rental and I try to take good care of it.
