Month-to-month rental agreement with guaranteed no rent increase during first year of occupancy. Landlord pays utiities (electric, water, garbage, highspeed internet) for 1 renter. Security deposit of $1,200 due at lease signing. No pets and no exemptions. No smoking. Up to 2 on-street parking spaces on our quiet, dead-end street. Prefer renter who works daytime hours. No reusable screening reports accepted. A $40 non-refundable fee required for credit and criminal background check is required during application qualification process which is run by landlord arrangement. THE REQUIRED LEGAL JARGON: Criminal history is closely scrutinized. An individualized assessment of any adult with criminal convictions to determine whether a business reason exists to deny tenancy. The nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors. Tenant must have minimum of 2 years work history. Proof of income 3 times monthly rent required. For example, if the monthly rent is $1000 monthly income before deductions (gross income) should be $3000. Minimum 1-year rental history. Each rental applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors. Applicant should be able to provide references from previous housing provider(s) for a minimum of 12 - 24 months. A prior eviction is cause for denial. Applicant must have a minimum credit score of 650, 700 or better preferred. The applicant should be able to demonstrate good fiscal responsibility. A history of charge-offs, unpaid debts, or a history of delinquent payments may be denied tenancy.

Landlord, who lives on main/upper floor, pays electricty, water, garbage and highspeed internet. The only things you pay is the rent, security deposit, your cell phone bill and your tenant insurance. You have your own private entrance, with lots of light with large windows to beautiful garden. The unit uses dedicated Mini-split heat and A/C making your environment totally customizable. Private laundry area with washer/dryer and hanging and folding area inside your unit. Parking is on-street but is on a quiet dead-end street with only residents or lost drivers. On-street parking for 2 cars if necessary but prefer 1 car owners. I'm looking for a quiet, low key/drama-free tenant who agrees that this is a good deal and can put down anchor for a while. For example, past tenant stayed for 3 years before marrying and buying a house. This is a private resident home and not an apartment community so no fees and no surprise charges to content with.
