Lease duration: 12-month lease preferred. Available for move-in October 2026. Longer terms considered for well-qualified applicants. Rent: $2,400/month, due on the 1st. Security deposit equal to one month's rent, due at signing. Utilities: Tenant is responsible for electric, water/sewer, gas, internet, and trash. HOA dues are paid by the owner, including full access to community amenities (indoor and outdoor pools, 24-hour fitness center, clubhouse, pickleball, tennis, sand volleyball, dog park, and walking trails). Smoking: No smoking or vaping of any kind inside the home or garage. Parking: Attached garage plus driveway parking included. No street parking of unregistered or inoperable vehicles per HOA rules. Pets: Considered case by case with owner approval. Small dogs (under 40 lb) and cats welcome with a $300 one-time pet fee and $25/month pet rent per pet. Large dogs negotiable. Assistance and service animals are not pets and are exempt from pet fees. Tenant responsibilities: Interior upkeep, lawn/patio tidiness, replacing HVAC filters and light bulbs, and reporting maintenance issues promptly. Owner handles major repairs and systems.
