Tenant Screening As part of the application process, the following information may be reviewed: Credit history Rental history and landlord references Employment and income verification Criminal background (where permitted by law) Eviction history Identity verification Minimum Qualification Criteria Applicants should generally meet the following requirements: Gross monthly household income of at least 3 times the monthly rent Verifiable employment or other reliable source of income Positive rental history with no outstanding balances owed to previous landlords Satisfactory credit history demonstrating a pattern of meeting financial obligations No material misrepresentations or false information on the application Compliance with occupancy limits and all lease requirements Applications are evaluated using the same standards for all applicants in accordance with federal, state, and local fair housing laws. Tenant Screening Report Screening reports may be obtained through a consumer reporting agency. If information contained in a consumer report contributes to a denial or other adverse action, the applicant will receive an Adverse Action Notice identifying the consumer reporting agency and explaining the applicant's rights to obtain a free copy of the report and dispute any inaccurate information. Comprehensive Reusable Tenant Screening Reports The landlord WILL accept a Comprehensive Reusable Tenant Screening Report (CRTSR). The landlord WILL NOT accept a Comprehensive Reusable Tenant Screening Report (CRTSR). Application Fee Application Fee: $0 per adult applicant. This fee is used only to cover the actual costs of tenant screening and is non-refundable once screening has begun.
