Lease terms

This is a 6 month lease with an option to do month to month after that. Monthly rent is $3,300.00 I would require first, last and a refundable damage deposit at the signing of the lease. Owner will pay for water and garbage pick up (1 can a week). Tenant is responsible for taking their garbage to the road on pick up days. Tenant will pay their own power bill. Owner will fill the propane tank before your arrival. It must be filled by tenant before departure. If tenant decides to use the wood stove, they must purchase their own wood. I can give references. There is a fully refundable cleaning and damage deposit equal to 1 months rent that will be returned if the house is clean and undamaged. Simple maintenance items will be done by tenant. ie windows, gutters, snow removal (if we have any). Owner will take care of any larger issues if there are any. This is a very large property with plenty of room to park and explore. I have a very strict no smoking policy. I will allow 1 small or medium sized dog. Tenant must clean up after their dog. This is a small working organic farm, so a farmer will be maintaining the vegetable garden. 2 Horses may possibly still be here through September and their owner will be checking on them occasionally. This property is in forest stewardship status and is a wildlife buffer. Expect to see many wild animals.

About the building

This is an incredibly beautiful, rural property off of Port Gamble Rd NE. It is centrally located between the Olympic Peninsula, Seattle, Poulsbo, Kingston and Bainbridge Island. I usually have two Airbnbs operating from here with excellent reviews, but now I will be leasing the whole house. This is a furnished rental. With a fenced backyard and dog door. You will have 8 1/2 acres of privacy. This is a protected nature/ forest sanctuary with English gardens, horse pastures, an organic farm and many beautiful trees. This is a custom craftsman style home built from the land. All beautifully hand crafted. I have a Starlink dish for super fast internet. There is propane In floor heating in the main part of the house. A brand new on demand propane hot water system, and a propane gas oven/stove as well as a small propane stove in the living room. There are wall mounted Cadet heaters in the bedrooms. The Lopi wood stove heats the house very quickly and gives it that farm feel. For the 6 months of the lease, I will be away and then moving into the AirBNB in the garage upon my return. I would be willing to rent month to month after the end of the 6 month lease term.
