Lease terms

One-year lease required. First month's rent and security deposit are due prior to occupancy. Rent is due on the 1st of each month. Tenant is responsible for 40% of the actual billed cost of the property's electric, propane, water, internet, and rubbish/trash removal services. Renter's insurance is required and must be maintained throughout the entire tenancy, with proof of coverage provided prior to occupancy and upon request. The apartment is fully furnished and equipped. Tenant is expected to properly care for all furnishings, appliances, linens, kitchenware, utensils, dishes, glassware, coffee pot, toaster, and all other items provided with the rental. A detailed inventory and condition of furnished items will be documented as part of the lease/move-in agreement. Tenant will be responsible for damage beyond normal wear and tear, subject to the lease and applicable law. Tenant will share responsibility with the landlord for reasonable routine exterior maintenance. The property has a relatively small lawn area, and the tenant will assist with lawn mowing during the growing season and snow shoveling/clearing of appropriate walkways and areas during the winter months. The landlord will provide the lawnmower and weed whacker. Specific responsibilities will be coordinated as needed based on seasonal conditions. No smoking or vaping anywhere on the property. No pets, including visiting pets. Premises are for residential use only and may not be sublet, assigned, or used as a short-term rental. Tenant is expected to comply with reasonable property, parking, occupancy, guest and noise requirements and to respect the property and surrounding neighborhood. All prospective tenants are subject to an application and screening process, which may include credit and background checks, verification of income/employment, and rental history/references. All terms, responsibilities and conditions will be documented in a written lease signed by both parties prior to occupancy.
