About the building

Room for rent in well maintained 2-bed/1-bath duplex off Burnside on NE 57th Ave. Available in or after July, 2026. Bedroom available: Only room on the second floor, attic-style, unfurnished. -Walk-in closet -South-facing windows and ceiling fan, light and airy -Partially-finished roof recess area for lots of additional storage -Single occupancy Main floor: Living room/dinette, kitchen, bathroom, and second/smaller bedroom. -Bathroom has a deep tub, window, fan -Updated kitchen w/ half-sized dishwasher, vented hood fan, stainless steel appliances -Living room w/ dinette has south and west facing windows, good for plants. There is no TV in the living room and I'd be happy if it stayed that way Basement: -Dry/clean space with side-loading washer/dryer, work sink, and space for pantry shelves and a workout or craft area -One corner of the basement is currently my work-from-home telehealth space; must be kept confidential between 9:30am-5pm, Tues-Fri -Oversized tuck-under single-car garage with a workbench, automatic door Amenities/Other: -Driveway parking for one car, which would be yours in exchange for my office corner of basement -Central AC with double-paned windows -Fenced and private backyard with patio, new raised beds -North Tabor neighborhood location is well-connected to transit and bike paths, three blocks from a 24/7 QFC -Common spaces are mostly furnished, but happy to swap/rearrange things as long as it doesn't get too cramped in here -The best landlady! Prompt with repairs and maintains the home as if it were her own. Nice duplex neighbors have lived here for 11 years and she's never raised the rent on them, nor me in the past 2 years -Two great cats! 8 year old gray cat named Anchovy, 1 year old orange cat named Chester, both medium-haired boys. -Anchovy and I have asthma/allergies/migraines, so keeping a clean, sensory-light environment is a priority. There are air filters on each floor, and I use low-scented products. I'm very clean, less tidy. The place is clean yet comfortably lived in. Specs: -Total rent $1975/month ($987.50 each tenant), includes garbage and landscaping -Roommates evenly split water/sewer, gas, electric, internet -Move-in costs: first month's rent, half of the security deposit, and last month's rent. -Roommate will need to complete an application and credit check with the landlord and sign a year lease. -Move-in date: July 1st or later (will wait for a good fit) -Smoking and vaping are prohibited on entire premises, inside AND outside, tobacco or cannabis -No additional pets (says Anchovy) About You: Because of my job, it is essential for me to have an emotionally mature housemate. This means someone who communicates assertively and kindly, approaches conflict with a spirit of collaborative problem solving, and takes personal responsibility for their own well being and their impact of the household. This is not an ideal fit for someone who uses substances heavily/frequently, works from home, watches a lot of TV in common spaces, is conservative or apolitical, or a light sleeper (you can lightly feel footsteps downstairs from the upstairs bedroom). This WOULD be a great fit for an individual in their 30-40's (LGBTQIA+ welcome) who: -Has an established job, grad school program, etc, and is looking for a stable, convenient, peaceful home base. -Is sociable enough to have their own support network while welcoming casual, friendly contact with their housemate, neighbors, etc. -Enjoys maintaining a clean and healthy living space. -Is comfortable with both a "live and let live" attitude, and the joy of delayed reciprocity and healthy inter-dependence that can develop between housemates.
