Lease terms

Lessor will require lessee to complete and pass a background check according to lessor's criteria as well as provide lessor with two references (one professional reference and one personal from their current landlord) before considering their application which is also required to be completed and submitted for rental lease contract consideration. Once approved by lessor the lessee must agree to the following rules: Rules: -No pets, smoking, vaping, alcohol, drugs, loud noise or guests allowed inside or outside rental/lease area (lessor's private property) and shared spaces. -Rental/lease area includes the private bathroom and bedroom accessible to the lessee via front door and private back porch door that leads into this area directly. -The driveway, back porch, kitchen, dining room, and living room are considered shared spaces and are accessible to the lessee as needed. -Rental lease contract duration is on a month-to-month basis or more based on the discretion of the lessor. -First month, Last month, and one month rent/lease security deposit amounts are due on signing of rental lease contract to lessor via a deposit into lessor's bank account by lessee, in U.S. dollars only. -Internet, electricity, and water service fees are calculated by monthly usage costs, which will be divulged monthly when available and payment will be due by lessee along with rental lease payment between the 1st and 3rd of each month except in the first month which will be paid in the second months rental lease payment and last month which will be paid between the 1st and the 3rd of the month following the end of the rental lease contract. -Monthly rent payment is due by lessee to the lessor between the 1st and the 3rd of the month by deposit into lessor's bank account, in U.S. dollars only. -Lessor reserves the right to end this rental lease contract if payment is late for rent and/or services and the lessee will be required to leave immediately. -Lessee is responsible for maintaining room, bathroom, closets, shared spaces, entry/exit in the same condition as given by lessor. -Security cameras will be recording the outside perimeter of the home to ensure renter/lessee is respecting the outside area and leaving this area as found. -If lessor suspects lessee is breaking the rules listed above then the lessor reserves the right to end this rental lease contract immediately and the lessee must leave immediately. -Security deposit will be forfeited if any damages are found upon final inspection, including any messes left uncleaned. Lessee will have space for one vehicle in the driveway area and must ensure vehicle is not leaking oil or other hazardous and staining substances. Shared kitchen, dining room, living room, and a spacious view of nature and a canal via screened back porch. Rental room is located within a 4 bedroom 3 bathroom house in a quiet neighborhood, close to Walmart, I-95, Tradition, many restaurants and shopping centers. No smoking, vaping, drugs, alcohol, loud noise, pets or other people allowed on lessor or lessee's rental/lease premises. We are seeking a responsible, professional, female tenant/lessee between the ages of 30-45. Room, closets & bathroom height are 10 ft. Floors for room are approximately 115 sq. ft, bathroom is approximately 62 sq. ft, main closet is approximately 14 sq. ft, and bathroom linen closet floor is approximately 2.33 sq. ft. No se permite fumar, vapear, consumir drogas ni alcohol, hacer ruidos fuertes, tener mascotas ni recibir visitas de otras personas en la propiedad. Buscamos una inquilina responsable y profesional, de entre 30 y 45 anos de edad. La altura de los techos en la habitacion, los armarios y el bano es de 10 pies (aprox. 3 metros).
