Lessor will require lessee to complete and pass a background check according to lessor's criteria as well as provide lessor with two references (one professional reference and one personal from their current landlord) before considering their application which is also required to be completed and submitted for rental lease contract consideration. Once approved by lessor the lessee must agree to the following rules: Rules: -No pets, smoking, vaping, alcohol, drugs, loud noise or guests allowed inside or outside rental/lease area (lessor's private property) and shared spaces. -Rental/lease area includes the private bathroom and bedroom accessible to the lessee via front door and private back porch door that leads into this area directly. -The driveway, back porch, kitchen, dining room, and living room are considered shared spaces and are accessible to the lessee as needed. -Rental lease contract duration is on a month-to-month basis or more based on the discretion of the lessor. -First month, Last month, and one month rent/lease security deposit amounts are due on signing of rental lease contract to lessor via a deposit into lessor's bank account by lessee, in U.S. dollars only. -Internet, electricity, and water service fees are calculated by monthly usage costs, which will be divulged monthly when available and payment will be due by lessee along with rental lease payment between the 1st and 3rd of each month except in the first month which will be paid in the second months rental lease payment and last month which will be paid between the 1st and the 3rd of the month following the end of the rental lease contract. -Monthly rent payment is due by lessee to the lessor between the 1st and the 3rd of the month by deposit into lessor's bank account, in U.S. dollars only. -Lessor reserves the right to end this rental lease contract if payment is late for rent and/or services and the lessee will be required to leave immediately. -Lessee is responsible for maintaining room, bathroom, closets, shared spaces, entry/exit in the same condition as given by lessor. -Security cameras will be recording the outside perimeter of the home to ensure renter/lessee is respecting the outside area and leaving this area as found. -If lessor suspects lessee is breaking the rules listed above then the lessor reserves the right to end this rental lease contract immediately and the lessee must leave immediately. -Security deposit will be forfeited if any damages are found upon final inspection, including any messes left uncleaned. Una vez aprobado por el arrendador, el arrendatario debera aceptar las siguientes normas: Normas: -No se permiten mascotas, fumar, vapear, alcohol, drogas, ruidos fuertes ni visitas dentro o fuera del area de alquiler (propiedad privada del arrendador) ni en los espacios compartidos. -El area de alquiler incluye el bano y el dormitorio privados, accesibles para el arrendatario a traves de la puerta principal y de una puerta privada en el porche trasero que conduce directamente a dicha area. -La entrada de vehiculos, el porche trasero, la cocina, el comedor y la sala de estar se consideran espacios compartidos y son accesibles para el arrendatario segun sea necesario. -La duracion del contrato de arrendamiento es mensual (renovable mes a mes) o superior, a discrecion del arrendador. -Los importes correspondientes al primer mes, al ultimo mes y al deposito de seguridad (equivalente a un mes de alquiler) deben abonarse al firmar el contrato, mediante deposito en la cuenta bancaria del arrendador y exclusivamente en dolares estadounidenses. -Los costos de los servicios de internet, electricidad y agua se calculan segun el consumo mensual; estos se comunicaran cada mes cuando esten disponibles y el arrendatario debera pagarlos junto con el alquiler entre los dias 1 y 3 de cada mes, excepto en el primer mes (que se pagara junto con el alquiler del segundo mes) y en el ultimo mes (que se pagara entre los dias 1 y 3 del mes siguiente a la finalizacion del contrato). -El pago mensual del alquiler debe realizarse entre los dias 1 y 3 del mes, mediante deposito en la cuenta bancaria del arrendador y exclusivamente en dolares estadounidenses. -El arrendador se reserva el derecho de rescindir este contrato si el pago del alquiler y/o de los servicios se retrasa; en tal caso, el arrendatario debera desocupar la propiedad de inmediato. -El arrendatario es responsable de mantener la habitacion, el bano, los armarios, los espacios compartidos y las zonas de entrada y salida en las mismas condiciones en que le fueron entregados por el arrendador. -Se utilizaran camaras de seguridad para grabar el perimetro exterior de la vivienda, con el fin de garantizar que el arrendatario respete dicha zona y la deje en las mismas condiciones en que la encontro. -Si el arrendador sospecha que el arrendatario esta incumpliendo las normas arriba indicadas, se reserva el derecho de rescindir el contrato de alquiler de inmediato, debiendo el arrendatario abandonar la propiedad sin demora. -Se perdera el deposito de seguridad si se detectan danos durante la inspeccion final, incluyendo cualquier suciedad o desorden que no haya sido limpiado.
