Lease Terms and Tenant Responsibilities Lease Term: The lease shall be for a minimum term of two (2) years or longer, as agreed upon by both parties. Utilities: Tenant is responsible for payment of all gas and electric services. Water charges exceeding $50.00 per month shall be the responsibility of the tenant. Smoking and Pets: Smoking is strictly prohibited within the premises. No pets are allowed on the property. Tenant Maintenance Responsibilities: The tenant agrees to maintain the rental unit in a clean, safe, and sanitary condition at all times. Responsibilities include, but are not limited to: General Upkeep: Daily cleaning and maintenance to prevent mold, rust, and buildup of dirt or grime. Appliance Care: Regular cleaning of appliances including the stove, refrigerator, and microwave. Waste Management: Proper and timely disposal of all trash and garbage. Minor Replacements: Replacement of light bulbs, HVAC air filters (typically every 3 months), and smoke detector batteries (at least annually). Drain Maintenance: Keeping drains clear by removing hair and debris to prevent clogs. Moisture Control: Keeping kitchens and bathrooms dry to prevent mold and mildew. Proper Use of Premises: Tenant must properly use all electrical, plumbing, sanitary, and HVAC systems. Tenant must avoid causing damage beyond normal wear and tear, including but not limited to holes in walls, broken windows, or damaged flooring. Repairs and Reporting: Tenant must promptly notify the landlord of any maintenance issues, repairs needed, or safety hazards. Tenant is responsible for the cost of repairs resulting from misuse, negligence, or actions of the tenant's guests. Liability: Tenant shall be held liable for: Damage caused by negligence, misuse, or failure to maintain the property. Plumbing issues resulting from improper disposal of materials in sinks or toilets. Pest infestations caused by poor cleanliness or sanitation. Unauthorized alterations, including removal of fixtures or making improvements without prior written consent from the landlord.
