Lease terms

Lease terms are flexible 30 day/1month minimum up to 12 months with option to renew. Utilities (water & electricity) & basic internet included in rent and will be assessed each quarter and subject to change based on usage during prior lease at time of lease renewal. Renter is required to abide by all HOA regulations & CCNRs are required to be acknowledged receipt and agreement of at time of lease signing. Any violations of HOA regulations will be subject to possible eviction/termination of lease and fines. No smoking, vaping, drugs, drug paraphernalia of any kind on community property, inside/on unit property, garage or outside patio. Only authorized tenets signed on the lease are authorized to be on the property Including children. Absolutely no group gatherings or party's, loud music or excessive noise. Subleasing, hoteling, or collecting rent from another party who is not on the lease is strictly prohibited. Two maximum tenets permitted both must be on the lease and if adding a second the monthly rent will increase to account for utilities usage and general ware and tear. Parking is permitted only in the designated areas a second designated spot to the unit is to be used along with the garage or other open unmarked spaces in community. No pets/animals pet policy is for current and future tenet comfort therefore no pets or animals are not permitted in/on the property in the unit or patio. Tenet is to maintain the unit in good condition and perform regular cleaning, preferred cleaning products (detergent laundry and dishwasher) will be provided, paper products and consumables (paper towel, toilet paper, trash bags, etc) will be at tenets expense. Tenet will report and document any potential issues, damage or concerns immediately upon discovery to avoid further damage to unit, issue will be reviewed, solutioned accordingly and timely by landlord. Tenet is not permitted to hire any services for the property without landlords consent and agreement in writing any potential reimbursement will only be agreed to if landlord has provided advance approval.
