Lease Terms & Requirements To maintain the highest level of security, this property is professionally managed. We utilize a multi-stage identity verification process. To protect our staff and current residents, a preliminary phone screening and valid government-issued ID are mandatory prior to scheduling tours or receiving the street number. We do not accept third-party applications. * Funds: First month's rent, last month's rent, and one month's security deposit are due at signing. No exceptions. * Payments: Digital payment via Zelle is preferred; personal checks are not accepted. * Utilities: Tenant is responsible for all utilities. Water is shared (details on billing provided in lease). All accounts must be transferred to the tenant's name prior to move-in. * Maintenance: Tenant is responsible for proper disposal of trash/recycling and any fines related to street sweeping or improper disposal. * Animals: No pets allowed. Qualified service and assistance animals are welcome in accordance with FHA guidelines. * Screening: Minimum credit score of 650 preferred. Income must be at least 3x the monthly rent (net). All occupants 18+ must submit a full application, including credit, criminal, and eviction history. * Documentation: 2 months of recent pay stubs required. Self-employed applicants must provide 2 years of tax returns and 3 months of bank statements. * Pre-Showing: For the safety of our staff, a discovery call and a valid government-issued ID are required prior to scheduling a showing. * Exclusivity: No third-party contracts, corporate leases, sublease or short-term rental/Airbnb activity permitted. * Incentives: A one-time $300 gift card (non-rent credit) will be awarded at the end of the lease term for tenants who fulfill all lease obligations.
