Rental Term: Month-to-month tenancy. Security Deposit: A security deposit equal to one month's rent is required. Utilities: Landlord pays for water, trash and sewer services. Tenant is responsible for all other utilities including gas, electricity, and internet/cable. Renter's insurance required: $50,000 minimum coverage. Must cover any injuries caused by tenant's pet(s) if kept on the premises. Must cover any tenant-related liability or damage Pet Policy: Landlord will consider a combination of up to two small dogs, each under 40 pounds or one large dog over 40 pounds, and/or up to two cats with prior approval. Pet deposit of $200 per pet required. Dogs must be licensed, vaccinated, and house-trained. Property has a fenced yard; however, dogs must be supervised at all times when outside the confines of the fenced yard. Renters insurance that includes coverage for pet-related liability is required. Smoking Policy: Smoking of tobacco or cannabis is strictly prohibited inside the residence, the garage, and the attached office space. Rules: The office that adjoins the detached garage may not be used as a domicile (living space)
