Owner agrees ,at Owners expense , to furnish the following utility services to the Apartment :Water , Sewer , Garbage collection , Landlord pays $50 on gas. Thermostat is set at 69. MAINTENANCE BY TENANT: a. Comply with all applicable provisions of building and housing codes and general practices that materially affect health and safety. An example would be to replace outdoor light bulbs when they burn out or to inform the landlord of the need of replacement. b. Snow removal: keep walks and common areas free of snow and ice accumulation. If over 8 inches of snow has to be removed in parking lot a $15 fee is charged. c. Keeping premises clean including regular and frequent vacuuming of carpets. d. Notify landlord immediately upon observing leaks in plumbing or roof, or any other defects in need of repair e. Tenant will not make any repairs or alterations to the premises including replacing or rekeying locks and painting walls or trim. Excessive number of holes in the walls for picture hanging, etc., shall be considered alterations and repairs of such will be charged against deposit. Tenant shall not repair holes without prior approval.
