FAQS & RULES We pay for landscaping, trash pickup, and maintenance. For stays of less than 6 months, we pay all utlities on your behalf and bill you at the end of each month. We're delighted to offer long-term stays of over 6 months! For these extended visits, we invite you to set up utilities in your name, ensuring a seamless and personalized experience. If you prefer, we can continue managing them for a small service fee of $100. We're here to make your stay comfortable and hassle-free, so please feel free to reach out if you have any questions or special requests. THIS IS A NON-SMOKING HOUSE (We often have children & infants stay here) A complete loss of deposit if any evidence of smoking is found. We have smoke sensors throughout the house. Cigarettes, cigars, marijuana, or vaping all leave smells and will trip our sensors. PLEASE SMOKE OUTSIDE OF THE HOUSE AND THROW BUTTS IN THE BIG TRASH CANS OUTSIDE. NO PARTIES OR EVENTS Max occupancy is 6 people Please treat this home with respect and respect the neighbors Absolutely NO noise after 9 pm While we want you to have fun, this is not a party house or place for events. Neighborhood quiet hours are after 9:00 p.m. We reserve the right to cancel your lease and remove you from the premises without a refund for violating these house rules. EVERYTHING IN THE HOUSE Please do not remove or take anything from the house. If this happens, you will be charged a fee to replace that item(s). This will include the actual replacement fee and a service fee. Please do not move or remove any TV or Wi-Fi cables. There are shelves and a couch in the garage that are available for use. We are not responsible for items left behind. CLEANING SUPPLIES Some starter cleaning supplies are located under the kitchen sink. For longer term stays you are responsible for replenishing any supplies during your stay. KITCHEN 1. Do not place hot pots or pans on the countertops 2. Turn the stove & oven off after using them 3. Do not drop metal or excessive heavy foods/peelings into the garbage disposal (it will break) please use the trash can. RESTROOM Do not flush baby wipes or female products in the toilet, throw them in the trash. Note: THE TOILET IS VERY SENSITIVE, WILL CLOG, OVERFLOW & CAN TAKE UP TO 24 HRS TO FIX. LAUNDRY There is a washer & dryer in the room off the kitchen, and we have complimentary detergent to get you started. It's a high-efficiency washer & dryer and only requires a little detergent & fabric softener. When you're complete with your laundry, please remove lint from the lint trap before and after drying. Do not overfill the machines, they will break, and you will be charged for repairs. PARKING There are 3-4, mid-size vehicle parking spaces in the driveway in the front yard. *DO NOT PARK IN FRONT OF THE NEIGHBOR'S DRIVEWAY AT ANY TIME* Something Broke? Maintenance Issues?
