Winter Rental Lease Terms Rental Period: October 1, 2026 April 30, 2027 Utilities Landlord will provide and pay for all utilities included with the property, except for natural gas/oil, which will be the tenant's responsibility. Tenant agrees to pay all gas charges directly to the oil company. Furnished Property The property is provided fully furnished. Tenant agrees to use all furniture, appliances, household items, and personal property provided by the landlord with care. Tenant is responsible for any damage, loss, or excessive wear beyond normal use. A move-in inventory may be provided and acknowledged by both parties. No Smoking or Vaping Smoking and vaping of any kind are strictly prohibited inside the home, on the property, and in all outdoor areas. Any damage, odors, or additional cleaning required due to smoking or vaping will be the tenant's financial responsibility. No Electric Vehicle Charging Charging electric vehicles on the property is not permitted unless prior written approval is provided by the landlord. Overnight Guests & Occupancy The rental may only be occupied by the approved tenant(s) listed in the lease agreement. Overnight guests are not permitted without prior approval from the landlord. Tenant is responsible for ensuring all approved occupants and guests follow the terms of this agreement. No Subletting or Short-Term Rentals Tenant may not sublease, assign, or offer the property as a short-term rental (including Airbnb, VRBO, or similar platforms). Quiet Hours & Neighbor Consideration Quiet hours are from 10:00 PM to 8:00 AM. The property is located in a residential neighborhood, and tenants are expected to be respectful of surrounding neighbors. During quiet hours, no outside music, loud conversations, gatherings, parties, or excessive noise are permitted. No Parties, Events, or Gatherings The property is intended for residential use only. Parties, events, celebrations, or gatherings that exceed the approved occupancy or create excessive noise, disturbance, or disruption to neighbors are strictly prohibited. Tenant may not host parties, group gatherings, or events without prior written approval from the landlord. Tenant is responsible for the actions and behavior of all occupants and approved guests and agrees to ensure that all guests comply with these lease terms and respect the surrounding neighborhood. Snow & Ice Removal Tenant is responsible for keeping walkways, steps, and any assigned areas safe and free of snow and ice, unless otherwise agreed upon in writing. Tenant agrees to follow all local snow removal requirements and notify the landlord promptly of any issues or hazardous conditions. Heating Requirements & Winter Care Tenant agrees to maintain adequate heat throughout the rental period to prevent freezing pipes and property damage. The thermostat must not be turned off during cold weather. Tenant agrees to notify the landlord immediately of any heating issues, leaks, frozen pipes, or other maintenance concerns. Candles, Open Flames & Fire Safety Candles, open flames, and any items that create a fire hazard are not permitted without prior approval from the landlord. Tenant agrees to follow all fire safety guidelines and local regulations. Pets Pets are not permitted unless specifically approved by the landlord in writing. Any approved pets must follow all agreed-upon pet terms, including responsibility for damage, cleaning, and waste removal. Maintenance & Property Care Tenant agrees to maintain the property in a clean and respectful condition, properly dispose of trash and recycling, and promptly report any damage, maintenance concerns, or needed repairs. Tenant is responsible for any damage caused by negligence, misuse, or failure to notify the landlord of issues. Compliance With Laws & Community Rules Tenant agrees to comply with all local ordinances, neighborhood rules, and applicable laws. Tenant is responsible for ensuring that all occupants and approved guests follow these lease terms. Tenant Acknowledgment By signing the lease agreement, tenant acknowledges and agrees to follow all terms listed above and understands that failure to comply may result in additional charges, loss of security deposit, or termination of the lease as permitted by law.
