Lease terms

MILITARY FRIENDLY Active duty members may terminate with 30 days' written notice plus a copy of PCS, TDY (90+ days), or separation orders. No penalty beyond 30 days' rent after notice. 12-month lease. Rent is due on the 1st of each month via ACH/direct deposit. 5% late fee after 5-day grace period. First month's rent, security deposit, and pet deposit (if applicable) are due at signing. Tenant is responsible for all utilities (electric, gas, water, trash, cable). Landlord pays the HOA fees. No smoking anywhere on premises, including e-cigarettes and vaporizers. Pets permitted with prior written approval and pet deposit one cat or small dog maximum. Tenant is responsible for lawn maintenance, snow removal, filter changes, and minor upkeep. Landlord handles structural and major repairs. Renter's insurance required minimum $480,000 liability, landlord named as additionally insured. Property subject to Piney Orchard Community Association rules tenant receives full access to all community amenities, including pools, fitness center, trails, and ice arena.
