Lease terms

The Renter agrees to comply with all HOA rules and regulations, including those governing noise, smoking (including marijuana and vaping), drug use, and the building's front door security policy. Manufacturing or any activity that produces toxic fumes, objectionable odors, or hazardous emissions is strictly prohibited. The Renter must disclose the nature of the business or activities that will be conducted on the premises. Subletting or assignment of this lease is not permitted without the prior written consent of the property owners. Pets are not permitted unless prior written approval is obtained from the property owners. Certain breeds or animals deemed aggressive, or otherwise restricted by the HOA, the property owners, or the property owner's insurance carrier (including Pit Bull-type breeds), are not permitted. As a condition of approval, the Renter must provide any additional insurance coverage or other satisfactory proof of financial responsibility required by the property owners and agrees to be fully responsible for any pet-related damage to the property. If a pet is approved, the Renter must immediately remove and properly dispose of all pet waste. Pets are not permitted to urinate or defecate on the building grounds, sidewalks, landscaped areas, or any common areas, except in locations specifically designated for pet relief. Failure to comply may result in the revocation of pet approval and may constitute a violation of this lease.
