Lease terms

The parties agree to the following terms regarding the rental of the RV located in North Lauderdale, Florida. Property Description Fully furnished RV located on private residential property with full utility hookups including electricity, water, sewer, and WiFi. The RV includes: Full kitchen Bathroom with shower Bedroom Living area Workspace/desk area Furnishings and appliances currently inside the RV Lease Term Initial lease term shall be for a minimum of three (3) months. After the initial 3-month term, the agreement shall continue on a month-to-month basis unless terminated by either party with thirty (30) days written notice. Monthly Rent: $1500 Payments Tenant agrees to pay: First month's rent prior to move-in Security deposit of $1500 Monthly rent is due on the 1st day of each month. Accepted payment methods: Cash Utilities Included The following utilities are included in the monthly rent: Electricity Water Sewer WiFi/Internet Utilities are included within reasonable residential usage. Occupancy Single occupant only. No additional residents are permitted without written approval from the Owner. Parking One (1) parking space will be provided. No commercial vehicles, trailers, or additional vehicles without approval. Guest Policy No overnight guests are permitted without prior written approval from Owner. Frequent visitors, gatherings, parties, or unauthorized occupants are not permitted. Smoking / Drugs No smoking or vaping inside the RV. No illegal drugs or illegal activity permitted on the property. Violation of this section may result in immediate termination of the agreement. Pets No pets allowed. Quiet Enjoyment Tenant agrees to maintain a quiet and respectful environment. Quiet hours: 10:00 PM 7:00 AM No parties or excessive noise. Maintenance & Cleanliness Tenant agrees to: Keep the RV clean and in good condition Properly use appliances and fixtures Notify Owner immediately of leaks, damages, or maintenance concerns Not make modifications or installations without approval Tenant may be responsible for damages caused by negligence or misuse. Owner Access Owner may access exterior utility areas at any time as needed for maintenance or service. Reasonable notice will be provided before entering the RV except in emergencies. Security Deposit Security deposit may be used for: Damage beyond normal wear and tear Cleaning costs Unpaid rent Missing items Deposit return shall follow applicable Florida law. Termination After the initial 3-month lease term, either party may terminate this agreement with thirty (30) days written notice. Failure to pay rent or violation of agreement terms may result in termination of occupancy.
