Lease terms

## Financial Terms * First month's rent and last month's rent are due before move-in. * In lieu of a traditional security deposit, the tenant will pay an additional amount each month during the first six months of the lease, as agreed by the parties. * Rent is due on the first day of each month. * A five-day grace period will apply. * A late fee of $100 will be charged for rent received after the grace period. * No partial payments will be accepted without the landlord's written consent. ## Utilities * The landlord will include up to $100 per month toward the electric bill. * The landlord will include up to $100 per month toward the water bill. * The tenant is responsible for any utility charges exceeding these amounts and for all other utilities not specifically included in the lease. ## Lawn and Exterior Maintenance * The tenant is responsible for all lawn and yard maintenance throughout the lease term. * An electric lawn mower will be provided at the property for the tenant's use. * The tenant is responsible for maintaining the lawn, landscaping, and exterior areas in good condition. ## Occupancy and Use * Only approved occupants may reside at the property. * Guests staying more than 14 consecutive days or 21 cumulative days in any 12-month period must receive written approval from the landlord. * Subletting, assignment of the lease, and short-term rentals, including Airbnb and VRBO rentals, are prohibited. * There is no smoking or vaping in the home. ## Boat Lift and Dock * The private boat lift and dock are included for the tenant's use at the tenant's own risk. * Commercial use of the dock or boat lift is prohibited. * The landlord is not responsible for damage to boats, trailers, or other personal property. ## Maintenance and Repairs * The tenant is responsible for repairs and service calls costing less than $200. * The landlord is responsible for repairs exceeding $200, unless the damage was caused by the tenant, the tenant's guests, or pets. * The tenant must promptly notify the landlord of leaks, plumbing problems, mold, or appliance issues. * The tenant agrees to maintain the air-conditioning system at reasonable settings to help prevent humidity and mold issues. ## Insurance and Liability * It is suggested that the tenant maintain renter's insurance with liability coverage throughout the lease term. * The landlord is not responsible for loss or damage to the tenant's personal property. ## Waterfront and Storm Preparedness * Because the property is located on the water, the tenant is responsible for securing boats, trailers, outdoor furniture, and other personal property in preparation for tropical storms or hurricanes.
