1) All damage other than the normal wear and tear will be repaired at tenants' expense 2) Required care for the lawn, season garbage: leaf and snow removal, mulching when necessary, grass cut (no lawn mower provided) 3) Keep house clean, recycle and take out garbage weekly 4) Pay utility bills required by City of Newark and rent on time 5) Use appliances as intended without overloading. Follow the factory and plumbing general guidance of maintaining the appliances 6) Use toilets, showers and sink as intended, keep drain covers in all shower and sinks at all time. Tenant prohibited from flushing foreign objects down the toilet. Clogged drains resulting from tenants' actions will be repaired at tenants expense. 7) Monitor rain pump during flooding seasons to avoid flooding 8) Allow landlord's choice of carpenter maintain the property when needed
