Lease terms

12-month lease preferred. Fully furnished. Rent includes fiber internet, water, trash, yard maintenance, routine pest control, and Ring security monitoring. Tenant is responsible for electricity and gas. Security deposit equal to one month's rent. Non-smoking. Pets considered on a case-by-case basis with owner approval. Due to City of New Orleans regulations, the tenant must be willing to obtain and maintain the required local operator permit for the property. This is not a property management role. A professional management company handles all bookings, guest communication, cleaning, maintenance, and operations for the adjacent legally permitted short-term rental. The owner will assist with the permit application, pay all fees, and provide any required documentation.
