Lease terms

6 month lease with option to extend. If you wish to extend we kindly ask that you let us know at least one month in advance. Water, alarm and outdoor security cameras, Starlink internet and a one time only initial gas fill (for fireplace) will be done by owner, gas fill will be done at move in only. HOA fees are also paid by Owner. Renter is responsible for : electricity and gas fills after the initial one done by owner at move in (gas is only for fireplace). Lawn maintenance is the responsibility of the renter. Parking on premise is free in designated gravel driveway ( fits 3 cars). No parking on concrete basketball area which is beyond the gravel driveway. NO pets, NO Smoking inside or outside premises. No candles should be used in cabin. (No mobile homes/campers permitted. No ATVs or motorized dirt bikes permitted to be ridden in community. Golf cars are permitted. No motorized boats on lake ( kayaks/canoes can be used on lake) . Other HOA rules will apply and be part of lease agreement. There is NO garbage pick up in our community (common in mountain living). We do have a 55 gallon garbage can in basement you will have access to where you can temporarily store daily garbage for a couple of days, but you will need to take garbage to nearby facility which is just a few minutes from our community. Location and days/hours of operation will be provided. (Non negotiable included in rent). Owners will provide ONE monthly inside cabin cleaning with our own reliable cleaning service. Owners will also provide quarterly fumigation inside cabin/ in basement/outside cabin. Days for cabin cleaning and fumigation will be arranged in accordance to when it works for tenant and providers. Lawn maintenance is not included. ** If you wish to add more than one time of cleaning a month you can arrange it through us at an additional cost to your rent- (of course this is optional). It will be at exact cost to us from provider.
