Lease Term 12-month lease (standard) After the first year, you can either: o Renew for another year unless other arrangements are agreed on in writing Due at Signing First month's rent: $3,100 Security deposit: $3,100 Total due at signing: $6,200 Rent Due Date Rent due on the 1st of each month 5-day grace period If rent is not received by 11:59pm on the 5th, a $75 late fee will be assessed Income Requirements Gross monthly household income of at least 3 times the monthly rent Stable employment and/or proof of income Screening Credit check, a minimum credit score (680+) unless there are strong compensating factors like exceptional income, or an excellent rental history Criminal background check Eviction history Income verification References from previous landlords Pets No pets. Smoking No smoking or vaping anywhere inside the home, garage, or on the covered patio. Occupancy 4-6 occupants unless additional occupants are approved in writing Maintenance Expectations Tenants should : Report maintenance issues promptly Keep the home reasonably clean Prevent pipes from freezing by maintaining adequate heat in winter Change smoke detector batteries if required during the lease Provide salt for the water softener Furnace filters will be provided and maintained by the owner during maintenance visits Yard Since mowing and snow removal are included: Tenants should keep the yard free of trash and debris. No unauthorized landscaping, gardens, or tree removal without written permission. Parking Garage parking and driveway parking only. No parking on the lawn. Storage of RVs, campers, trailers, or boats are not allowed on the property. Alterations Written permission is required before: Mounting TVs Installing shelves Hanging heavy items Changing locks Utilities Included: Water, lawn mowing, snow removal. Tenant pays: Electric, gas, internet, cable, trash/recycling (if applicable). Snow & Emergencies Contractor will remove snow on the driveway after 1.5 inches of accumulation. Tenant is responsible for clearing snow from sidewalks, and both patios. Tenants remain responsible for exercising caution during winter weather.
