    Terms at this listing

    Tenant shall be responsible for payment of all utilities, including water, gas, electricity, and applicable city services. The last month's rent shall be due at the time of lease execution. All applicants are subject to a background check as a condition of approval, with no exceptions. Tenant shall maintain renter's insurance throughout the duration of the lease term. Smoking is strictly prohibited on the premises. Tenant shall pay a non-refundable carpet cleaning fee of $350.00, due at lease signing. This fee shall not be applied toward rent, the security deposit, or any other charges. The Premises shall be managed by a property management company designated by the Owner, which shall act as the Owner's authorized agent for purposes of lease administration, including but not limited to rent collection, issuance of notices, inspections, coordination of maintenance and repairs, and communication with Tenant. Owner shall be responsible for plumbing repairs, except where such repairs are necessitated by the negligence or misuse of the Tenant, occupants, or guests. Tenant shall be responsible for routine yard maintenance, including mowing, watering, weeding, leaf removal, and general upkeep of the exterior grounds, unless otherwise required by applicable law or expressly assigned to the Owner or property management company in writing. Tenant shall be solely responsible for all winter maintenance, including but not limited to snow and ice removal from driveways, walkways, steps, and entrances, and for applying salt or sand as necessary to ensure safe conditions. Snow and ice removal shall be completed within twenty-four (24) hours following the end of a snowfall or ice event, and Tenant shall maintain reasonably safe conditions thereafter. Owner shall not provide winter maintenance services. Owner or its authorized property management agent may conduct an annual inspection of the Premises, provided reasonable notice is given to the Tenant in accordance with applicable law. Tenant shall be responsible for any damage to the Premises caused by Tenant, occupants, or guests. Such damages shall be assessed and payable immediately upon demand. Payment obligations for damages shall be independent of, and not limited to, the security deposit, which may be applied at the conclusion of the lease or upon completion of repairs. If minor children reside on the Premises, Tenant shall take reasonable measures to childproof the unit, including but not limited to securing electrical outlets where appropriate. Termination of this lease by the Owner shall occur only in accordance with the terms of this lease and all applicable federal, state, and local laws.
