We will select the most qualified candidate based on the following criteria. Equally-qualified candidates will be selected based on date/time of application. Capacity to pay: Does the prospective tenant have enough income to afford to the rent and other expenses involved such as utilities? Credit worthiness: Does the prospective tenant have good history of paying bills on time, and is their debt to income ratio low enough that they can afford your rent? Civil Integrity: Does the prospective tenant have a civil records history that would influence the type of renter they would be, including any history of previous eviction, owing money to previous landlords or poor landlord references due to payment or behavioral issues? Applicant Screening: The prospective tenant must produce a GOOD or better rating provided through a third - party screening service (includes Credit Report, Background Report, Eviction Report, High Risk Fraud Alert Search, Public Records and Sex Offender Search). Employment History: The applicant must provide a copy of their most recent paystub and reference in order to verify steady employment. Alternatively, self-employed persons should provide bank statements for the last 3 months and pages 1-2 of signed tax returns for the last 2 years to show predictable income. Income Requirement: Verifiable earnings with an income to rent ratio of 3:1. Credit History: The applicant must be able to demonstrate good fiscal responsibility. Applicants with charge-offs, unpaid debts, or a history of delinquent payments will not be considered. Rental History: Each rental applicant must be able to demonstrate a pattern of meeting their rental or mortgage obligations, leaving prior properties in good condition and not having a pattern of complaints from neighbors. Applicant to provide references from previous housing provider(s) for a minimum of 24 months, and have no prior evictions. Criminal Records: We perform an individualized assessment of any adult on criminal convictions to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider. Policies/Other applicant criteria: non-smokers, no pets, demonstrated financial ability, on-time for showing appointment, demonstrated ability to comply with neighborhood CC&Rs. Required Fees & Documentation: The applicant must submit the fee of $45 for the background check with the online application. The first month's rent of $3295 and the security deposit of $1500 will be required upon approval of application. Owners require applicants to provide their photo ID at the showing as a safety measure.
