Lease options are either a 6-month lease or 1 year lease with the goal to provide long term housing/tenancy. The only fee is the background check that the tenant will pay online website named tenant background check dot com. The background fee will take place after the potential tenant has already spoken to the property manager and provided sufficient information to determine eligibility. Background fee will only be asked for if the room is available and is being considered for the applying applicant. No deposit or first month rent will be taken until lease is agreed upon and signed. No money will be given to owner or property manager into agreed upon lease and applicant has agreed to rent room after viewing the property. Rent covers everything. No extra charges for utilities or Internet use. No smoking of any kind (including vaping) inside or outside of property. Parking on street; driveway parking is available on street cleaning day (Tuesday mornings). No pets. Room is for one person only. Renter to keep room, bathroom, and common area clean.

About the building

This is an owner-occupied home. The rented rooms are in the North wing of the home so there is no need to enter the owner-occupied portion of the home or go through the owners front door or walk through the owner-occupied area of the home. However, the owners do live in the same home in their portion of the home. The owners will use the washer/dryer in the North Wing Hallway which is a common area for the room rental residents so the home owners do have access to the common area where tenants will live. Owners have 1 small indoor dog that will remain in the owner's portion of the home. All utilities are provided. No extra charge for utilities, trash removal, laundry machine use, or internet. Tenants will use guest/resident internet, not owner internet. Each room has a ceiling fan and windows and the N. Wing entry door has a security screen to allow cool evening breezes to flow through. Owner controls the AC/heater. Owner encourages residents to keep home cool by asking residents to close bedroom and common area window blinds during summer and opening windows during cool evenings. There are ceiling fans in each bedroom. AC and furnace heat is reserved for especially hot or cold days. No electric heaters are permitted. No smoking tobacco, cannabis, vape, or use of recreational drugs of any kind permitted, no pets, single occupancy only. Lease options: 6 months or 1 year, then month-to-month. Tenants gain access to their private room via a private entry door. There is a shared common hallway with entry shoe rack, table-top and seating, new washer/dryer. Kitchenette, refrigerator, cooktop and kettle to prepare light meals or snacks are all new. The kitchenette has shelving for each tenants items, plus a sink. Each room has its own private door. The bathroom will be shared between 2 separate room tenants. The laundry machines will be shared by the tenants and owners. Laundry machines will be used on separate days so all residents have private use of the machines on their scheduled day. Private furnished bedrooms #1 & #2: Both are spacious, comfortable, provide plenty of room to move about, spacious enough to do floor stretching or floor exercises; room provides bed, basic bedding, bed-side table, chest of drawers, desk, desk chair, shelves, ceiling light/fan, and carpet flooring. Tile floor in bathroom and kitchenette. Bath mats provided in bathroom. Owner is open to discussing residents adding mini microwave, toaster oven, coffee machine etc. for common area use. Room #1 provides long closet with mirrored doors Room #2 has walk-in-closet. Each room rents for =$850 per month + another $850 for Security Deposit per room. Each tenant needs to pay $1700 upon lease signing to receive keys. Both rooms have a large window in room with side-yard plant view and blinds provided so tenants can shut out light and enjoy their privacy. The Bathroom is next to the bedrooms and is to be shared. Bathroom has tub/shower, double sinks, drawers/cabinet for toiletry storage, fan, lights, window for ventilation, and toilet. Tenants provide their own toilet paper, soap, shampoo, laundry soap, cups, plates, utensils, trash bags, and cleaning supplies. Tenants are asked to wipe down counters, wash dishes, clean bathroom, and keep common areas tidy and clutter free.
