Lease terms

Tenant is responsable for monthly payment on time. Lawn need to be maintained. Applicant will need proof income. Should have 2 1/2 times the rent. All utilities need to be changed into their name before moving in. All discrepancies should be reported to landlord. If anyone over 18 is living in home they must too apply with main persons applying. Owner will repair all problems with property that is with normal ware and tare. Home shall be returned in same condition as given. Applicant is responsible to take out trash on Fridays and is responsible for not having cars parked in front of home Thursdays when street sweeper is passing. If damages are cause to anyone in home, applicant is responsible for repairs and will be billed for damages and cost of repair. Breaking of lease will result in forfeited deposit and subject to lease breaking charge. Resident must give 60 days notice of when moving out or wanting to extend. Rent is due on the 1st of every month and have 3 day grace period. If rent is received after the 4th, 35 dollar late fee will be added to monthly rental cost. Appliances are included.
