No Smokers or Vapers. If you smoke or vape do not apply for this rental property. No pets. This is a clean home. We have a very high standard for our rental properties and we expect our tenants to have the same high standards. 1,400 Security Deposit plus 1,400 first month rent due at signing. That is 2,800 total for move in with approved credit, background check, and application approval. Periodic inspections will be done to see that property is being kept clean, and no damages have been done to the property. Unclean property, any damages or any signs of smoking or vaping are grounds for eviction. Any violation of the lease agreement is grounds for eviction. Appliances are all in working order. Appliances are tenants responsibility to repair or replace with comparable appliance if needed. All maintenance or repair items up to $200 of each repair is renters responsibility, such as HVAC repair, HVAC monthly filter replacement, mini blind replacement, plumbing repair, toilet valve replacement, Appliance repair, clogged plumbing etc. All maintenance items due to tenant negligence will be tenants responsibility in full. Income Requirements : Total household monthly income must be at least 3x the rent. Credit score requirements: 600 or above - Normal deposit. 550 to 599 - Normal deposit plus 50% of rent HIGH RISK FEE (non-refundable) 500 to 549 - Normal deposit plus 100% of rent HIGH RISK FEE (non-refundable) 499 and below - Rejected Everyone living at the property that is over 17 yrs. of age must complete an application. We will need to contact your previous landlord for a reference. Preferably last two years of landlords. All utilities are to be paid by the renter. All utilities are to be in the renters name. Utilities must be kept active by the tenant for the home to be properly maintained with heating, cooling and plumbing. No extended stay guests are allowed at the property. No guests for more than five days. No letting other people move in to share rent with. All people living at the property must be approved through our strict tenant screening.
