We have a very high standard for our rental properties and we expect our tenants to have the same high standards. 1,400 Security Deposit plus 1,400 first month rent due at signing. That is 2,800 total for move in with approved credit, background check, and application approval. Periodic inspections will be done to see that property is being kept clean, and no damages have been done to the property. Unclean property, any damages or any signs of smoking or vaping are grounds for eviction. Any violation of the lease agreement is grounds for eviction. Appliances are all in working order. Appliances are tenants responsibility to repair or replace with comparable appliance if needed. All maintenance or repair items up to $200 of each repair is renters responsibility, such as HVAC repair, HVAC monthly filter replacement, mini blind replacement, plumbing repair, toilet valve replacement, Appliance repair, clogged plumbing etc. All maintenance items due to tenant negligence will be tenants responsibility in full.
