1 year lease. Rent due on the 1st day of each month. Earn a $100 discount if rent is paid in full on the 1st day of the month each month thru Dec 2026. All utilities are the responsibility of the tenant. Basic rules: No smoking Fireplace is for decoration only-cannot build a fire in it Pet policy-Cats and dogs only-No birds, fish, farm animals, or exotics. Dogs must be approved by meeting the landlord...If your dog doesn't like me then it is a no go for me. Dogs must also be covered on your renter's insurance. You must keep the place clean, mowed, and in good condition. No one who is not on the lease can live there. No subletting. No changes to the house or landscaping without written permission NONE AT ALL. We will perform an inspection every 6 months, more often if needed. We will give a 1 week reminder notice before inspecting. We are contracted with Harts Electrical & Plumbing to do periodic inspections. They will co-ordinate with tenants for appropriate times. **Tenants must follow all applicable laws. **other items may be added to contract at the time of signing based on screening information. New: roof, windows, appliances, hot water tank, electrical panel, carpet and pad. Mostly new paint inside and out. We have owned this place for many years, and everyone who has lived here has loved it. We will use information provided to us in background checks /tenant screenings, regarding evictions, and consider what the evictions were for; and the amount of damages ect. as well as criminal records. We are committed to being fair, but will not allow people evicted for non-payment of rent, or serious damages, records violence or recent drug issues.
